Avondale is following guidance provided by the state Governor’s Executive Orders: Effective Sunday, June 21, 2020 the wearing of face coverings by employees and customers will be required in all city facilities,  retail establishments, convenience stores, grocery stores, pharmacies, gyms, indoor sports or activity facilities, and medical offices. Additionally, these businesses will be required to post notice of these requirements at their entrances. (see more: COVID-19 Response)

Neighborhood Meeting - Avondale Townhomes GPA

You are invited to attend a neighborhood meeting to discuss concurrent requests by Mr. Lance Baker, Synectic Design Inc., for a Minor General Plan Amendment (GPA) and Rezoning related to a proposed 28.35-acre development called Avondale Townhomes on Dysart. The Avondale Townhomes on Dysart site is located approximately 760 feet south of the southwest corner of Dysart Road and Van Buren Street, between the Food City shopping center and Madison Heights apartment community.  The property’s western boundary is 4th Street. 

The proposed Minor General Plan Amendment (Application PL-19-0195), if approved, will amend the General Plan 2030 Land Use designation on 25.86 acres of the property from Local Commercial to Medium/High Density Residential. The MHDR designation allows for single-family detached, single-family attached, townhomes, condominiums, patio homes and casitas in a density range of 4.0 to 12.0 dwelling units per acre (4.0 du/acre target density). 2.49 acres of the property adjacent to Dysart Road are excluded from the General Plan Amendment and will remain designated Local Commercial. 

The proposed Rezoning (Application PL-19-0194), if approved, will change the zoning of the property from C-2 (Community Commercial) to Planned Area Development (PAD). The proposed Avondale Townhomes on Dysart PAD will allow for a 302-unit single-family attached townhome community featuring two clubhouses and two community pools on 25.86 acres. The proposed PAD also reserves 2.49 acres of property directly adjacent to Dysart Road for future commercial development under the uses and standards of the City’s C-1 (Neighborhood Commercial) zoning district

At the meeting, the applicant and/or their representative will be available to answer questions and solicit comments on these requests.  City Staff will be present to observe and answer questions as needed.  Please note, this is not a public hearing and no official action will be taken.
