Neighborhood Meeting - Entrada Major General Plan Amendment and a Rezoning

You are invited to attend a neighborhood meeting to discuss concurrent requests by Ms. Toni Bonar, AICP, HILGARTWILSON LLC, for a Major General Plan Amendment (GPA) and a Rezoning related to a proposed 191 gross acre planned community called Entrada.  The site is located at the northwest corner of Broadway Road and 107th Avenue and includes Maricopa County Assessor Parcels 101-24-004B, 101-24-005, 101-24-008B, 101-23-004B, 101-24-001B, 101-24-002, 101-22-001B, and 101-22-004. 

The proposed Major General Plan Amendment (Application PL-19-0054), if approved, will amend the City’s General Plan 2030 Land Use Map for the property from 166 acres of Estate Low Density Residential, 13 acres of Medium Density Residential, 9 acres of Local Commercial and 3 acres of High Density Residential to 181 acres of Medium Density Residential and 10 acres of Local Commercial.

The proposed Rezoning (Application PL-19-0201), if approved, will change the zoning for 186.8 acres (the gross property excluding the 107th Avenue county right-of-way) to Planned Area Development (PAD).  The proposed Entrada PAD would allow for development of single-family detached residences and community open space on approximately 177.8 net acres at a density not to exceed four dwelling units per acre.  The PAD would also allow for development of 9 net acres at the northwest corner of Broadway Road and 107th Avenue with uses and development standards in accordance with the C-1 (Neighborhood Commercial) zoning district. A concurrent request to annex the property into the City of Avondale has been submitted and is also under review by City Staff; the annexation must be finalized before the PAD zoning request can be approved by City Council.  

The meeting is scheduled for Tuesday, October 22, 2019, 6:00 PM at Quentin Elementary School (Cafeteria), 11050 W. Whyman Avenue, Avondale, AZ 85323. At this meeting, the applicant and/or their representative will be available to answer questions and solicit comments on these requests.  City Staff will be present to observe and answer questions as needed.  Please note, this is not a public hearing and no official action will be taken.
